The Offer:
Yea! We have found a house that you want to
make an offer on. At
this point we will take enough time to explain all of
the contracts to you in detail! What they mean, what
they are for and why we are using them. We will advise
you on all aspects of the contract so that you can make
the best decision on how much to pay, how much earnest
money to put down, what to ask for after the inspection
and etc...
Acceptance:
Congratulations! You have made an offer on the house you
love and the seller accepted the offer. We now have a
binding contract. We only have a couple of
minor obstacles left
before the house is yours.
Inspection:
This is the best education that you can get about your
new house. A qualified
inspector of your choice
will be able to tell you many, many useful things about
your new home. He or she is also there as a safety net
should there be something seriously wrong with the house
causing you to disapprove of the inspection. At this
point we can still negotiate with the seller to repair
what ever the defect is.
Appraisal:
Your lender will send some one out to make sure that the
house is worth what you paid for it. There is rarely a
problem here but should the house not appraise at the
sale price you would not be forced to buy it.
Signing: The
escrow company will schedule you to sign all the
documents a few days before your closing date. This
insures that all the documents are ready to record on
the
scheduled closing date.
Closing:
Congratulations. Here comes the moving van. After you
sign all the documents and the funds are available to
the seller then the house becomes yours. Before this
date you must have your homeowners insurance.
